				<div class="et_pb_text_inner"><p>It’s rare that the opportunity to preserve resources, recycle resources, enhance quality, and improve cost efficiency all come together to deliver an important, improved product that the world uses in abundance every day.</p>
<p>We live on a finite planet with a finite atmosphere, and we have a finite quantity of resources at our disposal. At certain points in history, our human capabilities scale past the point of reason, where our busy work begins to take an excessive toll on planet Earth.</p>
<p>That’s exactly what&#8217;s happening in the concrete industry. But there’s a very good story is percolating to the top of the construction world.</p>
<p>Traditional concrete, the building material made from a geopolymer known as Portland cement, isn’t glamorous. It’s not high-tech. It’s not taking us to space. It’s not forming the metaverse – it’s quite the opposite of the metaverse, in fact! Instead, concrete is literally providing the foundation for our real world and for virtually every finished, hardened structure we need to build – our roads, buildings, bridges, and more.</p>
<p>Contrary to popular belief, Portland cement doesn’t owe its name to the beautiful port city in Oregon. Two hundred years ago, the inventor of an earlier version of the material named it after Portland stone, <a href="https://en.wikipedia.org/wiki/Portland_cement" target="_blank" rel="noopener" title="Portland cement">a similar-looking product that was quarried on the Isle of Portland in England</a>.</p>
<p><a href="https://en.wikipedia.org/wiki/Portland_cement" target="_blank" rel="noopener" title="Portland cement">Today’s concrete has evolved over the years to include lime/clay cement</a> combined with aggregates like clay, shale, sand, iron ore, bauxite, fly ash, and/or slag. Concrete, in the end, is essential that Portland aggregate cement product + water + sand + gravel … all natural resources.</p>
<p>As of 2021, <a href="https://housegrail.com/concrete-statistics/#4_Around_44_billion_tons_of_concrete_are_produced_annually_around_the_globe_By_2050_the_figure_is_anticipated_to_rise_to_more_than_55_billion_tons" target="_blank" rel="noopener" title="Around 4.4 billion tons of concrete are produced annually around the globe. By 2050, the figure is anticipated to rise to more than 5.5 billion tons.">4.4 billion tons of concrete were produced worldwide</a>, and that number is projected to increase by 25% by 2050.</p>
<p>Researchers are perfecting a variety of eco-friendly, green concrete alternatives made from unique combinations of geopolymer cement components. What makes the resulting concrete “green” compared to traditional concrete products is the fact that each, to one degree or another in the manufacturing process:</p>
<p>1. Uses recyclable material<br />2. Utilizes a less energy-intensive manufacturing process<br />3. Generates a lower amount of carbon dioxide (CO2) and wastewater</p>
<p>In addition to those benefits, many varieties of green concrete are proving to be more durable, stronger, and less expensive. They can also be set up quicker with less shrinkage.</p>
<p>All of these are positive attributes, so what’s not to love?</p>
<h2>A Better Recipe of Raw Materials</h2>
<p>Natural sand is a critical material used in traditional concrete. Natural sand, though, is a limited resource, and it’s also used in the fracking process. This material is mined from open pits, inland dunes, river beds, and other geologically fragile environments. There’s a similar story with gravel, which is another aggregate and another critical component of Portland cement-based concrete.</p>
<p>In contrast, <a href="https://www.freethink.com/science/sustainable-concrete" target="_blank" rel="noopener" title="A green trifecta: how a concrete alternative can cut emissions, resource use, and waste">many varieties of geopolymers that make up green concrete use natural fibers and industrial waste products</a> like waste glass sand, fly ash from coal-fired power plants, and blast furnace slag, a by-product of iron and steel production.</p>
<p>Additional research is being done on integrating aggregate from demolition waste and other recycled concrete, forming a closed loop for this important construction material.</p>
<h2>A Better Use of Our Energy Resources</h2>
<p>At the risk of getting into the weeds and dredging up more detail than you ever wanted to know, green concrete also reduces energy consumption.</p>
<p>First of all, sand mining is very energy-intensive, and any reduction in that activity is a big step in the right direction. Second, the heating process for making traditional Portland cement requires massive amounts of energy. <a href="https://housing.com/news/all-about-green-concrete/" target="_blank" rel="noopener" title="All about green concrete">But formulating green cement with fly ash, for example, reduces that significantly</a>.</p>
<h2>Reducing Greenhouse Gases</h2>
<p>Due to its chemical processes, <a href="https://www.cbsnews.com/news/cement-is-a-huge-greenhouse-gas-emitter-investors-want-to-change-that/" target="_blank" rel="noopener" title="Cement is a huge greenhouse gas emitter — investors want to change that">Portland cement manufacturing accounts for 7% of the global release of CO2, according to the International Energy Agency</a>. If the concrete industry were a country, it would be the third-largest CO2 emitter, right behind the U.S. and China.</p>
<p>Alternatively, <a href="https://www.freethink.com/science/sustainable-concrete" target="_blank" rel="noopener" title="A green trifecta: how a concrete alternative can cut emissions, resource use, and waste">green geopolymer cement production can reduce this by 90%</a>. That’s pretty stark, not to mention compelling.</p></div>

<p>As a result, <a href="https://www.freethink.com/science/sustainable-concrete" target="_blank" rel="noopener" title="A green trifecta: how a concrete alternative can cut emissions, resource use, and waste">these new green processes and formulations are not only making concrete in a better way, they’re making concrete better</a>.</p>
<ul>
<li style="padding-bottom: 5px;">Using natural fibers like hemp or bamboo for reinforcement instead of synthetic or steel fibers is not only cheaper but also adds tensile strength and reduces corrosion.</li>
<li style="padding-bottom: 5px;">Lead slag is proving to be an ideal additive to green concrete to reduce drying shrinkage.</li>
<li style="padding-bottom: 5px;">Green concrete containing waste glass sand (as opposed to natural sand) has been shown to be stronger and less porous than other varieties.</li>
<li style="padding-bottom: 5px;">Finally, thanks to many of the features mentioned above, <a href="https://housing.com/news/all-about-green-concrete/" target="_blank" rel="noopener" title="All about green concrete">green concrete promises to be less expensive</a> than traditional Portland cement-based concrete.</li>
</ul>
<p>The next step for this technology is to incorporate it into 3D-printed buildings and other structures, reducing waste during construction. It’s too early to say if construction will ever be considered a “green industry,&#8221; but it’s definitely taking major steps in that direction.</p>
<h2>Focusing on the Positive</h2>
<p>This is one of the best good-news stories I’ve had a chance to talk about in a long time. Futurists tend to spend a lot of time exploring new frontiers and breakthrough industries and less time exploring the implications of advances in current practices that can be just as or even more impactful in the long run.</p>
<p>And too many observers and pundits tend to focus on the seemingly insurmountable challenges all around us instead of rolling up their sleeves and picking away at today’s problems.</p>
<p>The emergence of green concrete demonstrates that doing the right thing from a sustainability perspective doesn’t mean we have to compromise the quality of life or, in this case, the quality of building.</p>
<p>We need more of these kinds of breakthroughs and more researchers working in big areas like this to help ensure our world is on the best possible trajectory into the future.</p></div>

				<div class="et_pb_text_inner"><p>Challenges in the construction industry, including a declining workforce and the cost of materials, combined with some incredible technology and manufacturing breakthroughs, are changing today’s construction sites in ways that will make them unrecognizable in the future. The three trends making the most impact are: modular construction, 3D printing construction, and robotic bricklaying.</p>
<h2>Modular Construction</h2>
<p>Prefabrication is a broad term that describes the practice of building all or portions of a home or commercial building off-site – maybe even in another state or country. Fabricating modules at a climate-controlled indoor site transforms the work into more of a repeatable factory job than a craftsman task. Plus, in order to withstand the rigors of the transporting and off-loading steps, modules tend to be built to sturdier specifications, which make the resulting buildings better able to survive the worst that nature can throw at them.</p>

				<div class="et_pb_text_inner">It’s difficult to plan for the future when certain industries, like housing, insist on living in the past.

Three years ago, I was in a car accident. My knee has been giving me problems ever since and, at times, it’s a bit challenging to walk. Recently, my wife had an accident and broke her foot in two places. She was confined to a wheelchair for six weeks and will be facing four more weeks of therapy before she can try some light walking.

Even before her accident, we had been spending time looking at ranch style homes that would be easier for us to navigate as we grew older. Our needs and preferences are changing. We simply wanted a home where we could live comfortably and safely over the coming years.

During this process, I’ve been appalled at how out of sync builders are with the changing demographics of the country. My wife and I are getting older … and we’re not the only ones.

<h2>There’s no arguing with the numbers</h2>

Let’s look at the data.

<ul>
<li style="padding-bottom: 5px;">According to AARP, 10,000 U.S. Baby Boomers turn 65 every day. This is a long-term trend that’s expected to continue well past the 2030s.</li>
<li style="padding-bottom: 5px;">According to the CDC, one out of every four adults in the U.S. has a disability, including an impairment of their vision, hearing, mobility, or cognition. This proportion grows with age, with 40 percent of people over 65 living with some kind of disability.</li>
<li style="padding-bottom: 5px;">According to the CDC, 39.6 percent of the U.S. adult population have obesity issues, which will eventually translate into mobility issues.</li>
</ul>

Not only is our population aging, it’s also living longer. Here’s more from the U.S. Census Bureau:

<ul>
<li style="padding-bottom: 5px;">The number of 65 and older Americans is projected to more than double from 40.3 million in 2010 to 85.7 million in 2050.</li>
<li style="padding-bottom: 5px;">Our current average life expectancy is 78.6, and if you reach 65, there’s an even chance you’ll live to 85 or beyond.</li>
</ul>
<h2>Accessible Homes</h2>

In spite of these very clear trends regarding the number of people with possible housing accessibility challenges, I was told at one housing development we visited that if I wanted an elevator built into our home, I would need a doctor’s authorization, even though I was more than willing to pay for it.

It really shouldn’t be a surprise or a significant “a-ha moment” for builders to understand that older people simply don’t want to navigate steps – indoors or outdoors. Even if they’re navigable today, steps will eventually become an impediment as life moves on.

In general, houses continue to be built “up,” not across. There are far too many steps, tri-level, quad-level, and even three-story homes that don’t work well for a    growing proportion of our population. Even ranch-style houses often have an excessive number of outdoor steps, which defeats a fundamental purpose of this design.

Here are some other residential construction industry decisions that don’t make sense given our clear demographic trends:</div>

				<div class="et_pb_text_inner"><h2>Short-Sighted Houses</h2>
<p>Virtually no cities currently have a 100-year building code. Homes are not built to last. Ironically, some economists say that’s a good thing. To them, cheaper, less durable housing discourages people from using homes as a long-term strategy for building wealth and, as a result, workers are less tied to a location and more inclined to pursue employment in high-demand locations.</p>
<p>Repair and maintenance become a huge budgeting issue over time, especially for those who retire and want to enjoy the next 25 years of their lives in a house that won’t fall apart?</p>
<p>More and more the phrase “affordable housing” is being equated with “future slums.” As soon as repair and maintenance costs begin to exceed the homeowner’s ability to pay for them, the entire community moves into a downward spiral.</p>
<p>And being saddled with an onerous mortgage process that demands 300-400 pages of closing documents and tens of thousands of dollars of processing costs for every transaction, makes the idea of moving a scary proposition for everyone involved.</p>
<h2>Multi-Generation Arrangements</h2>
<p>Developers and homebuilders also seem to have their heads in the sand when it comes to the growing trend of multiple generations of a family living under one roof. Adult children, and their families, are commonly found living with parents. Elderly parents often prefer living with their children rather than in long-term care facilities.</p>
<p>The idea of remodeling a home also becomes a daunting proposition. Even the idea of remodeling a basement or adding an addition leaves homeowners fighting through layers of complexity as city codes and inspections, as well as homeowner associations, can drag a simple remodel into months of hair-pulling anxiety.</p>
<p>The real estate industry understands this, let’s hope home builders get the message soon.</p>
<h2>Style and Comfort</h2>
<p>Beyond the access and mobility issues above, “mainstream” houses don’t have handicap-friendly features – bathrooms, kitchens, or appliances – suitable for those with physical limitations.</p>
<p>Like me, you’ve probably been assigned a “handicapped” room at a hotel when you’ve arrived late in the evening. Sparse furniture and a bathroom with one drain in the middle of the floor because there are no shower barriers. It’s pretty spartan and depressing.</p>
<p>Handicapped-enabled housing doesn’t have to be like that. Given the right parameters, architects can easily design and equip a home with creative features that make it practical and attractive for both able-bodied and impaired people.</p>
<h2>Future Proofing our Homes</h2>
<p>Yes, I understand that housing is a data-driven industry, and developers are closely monitoring what’s selling and how fast. But <a href="https://www.theguardian.com/money/2008/feb/03/property" target="_blank" rel="noopener noreferrer" title="The home that grows old with you">the needs of today are radically different from the needs of tomorrow</a>. And over time we will find our communities saddled with all the wrong inventory.</p>
<p>We need a future where people with age-related limitations aren’t treated like the rare exception in the mainstream housing market.</p>
<p>This demographic will be less and less the exception as we move into the future.</p>
<p>It’s time to be creative with home design and construction so we have a future where even though someone can’t easily navigate a staircase or climb into a shower, they’re not relegated to retirement homes and <a href="/future-trends/during-periods-of-great-chaos-comes-great-opportunities/" title="Assisted Living Centers">assisted living centers</a>.</p></div>
